What is a prefabricated structure?

It is a pre-manufactured lightweight steel structure. All components of the structure (wall units, roof and its coverings, ceiling coverings, doors, windows, electrical installations, interior-exterior paint) are prepared in a factory environment and shipped to the site where the structure will be erected, where assembly is carried out by professional teams.

How are prefabricated structures made?

In prefabricated structures, firstly a building plan is prepared. Standard materials are determined according to the climatic conditions of the area where the building will be erected, and beyond standard materials, options are offered for selection based on the purpose of use, durability, and aesthetic appearance. A contract is made based on the building plan, materials to be used, and manufacturing process. The building is shipped within the period committed by our company and installed by our professional assembly teams.

What is included in the prices you provide?
  • If you request an assembly team from us, it will be included. However, please note that for products delivered on an EXW basis, these services are not covered. For prefabricated buildings delivered at an advanced rough stage, our prices include the supply of all main building materials, installation of doors, windows, skylights, and glass panels, interior and exterior painting, electrical and water installations, lighting and sockets, sanitary fittings, and the complete assembly of the structure.
  • Our customers are responsible for obtaining all necessary permits and legal approvals. To issue a permit, institutions generally require an architectural project, an electrical project, a sanitary installation project, a mechanical plan, and a soil survey. These documents are provided by our customers.
What are the responsibilities of the customer?

Preparing the concrete foundation, all excavation and landscaping works, floor and wall coverings (screed, ceramic, carpet, tiles, etc.), making external connections outside the prefabricated building (electricity, wastewater, clean water), obtaining necessary permits and licenses from the municipality, heating and cooling installations (radiators, air conditioners, etc.), covering accommodation and meal expenses for the assembly team in installations outside of Istanbul, and covering the transportation and cargo insurance of the prefabricated building materials by our customers.

What are the payment methods?

Payment terms can be either 100% advance payment or 50% upon order and 50% before shipment, depending on the project contract.

Do you obtain the permit for the prefabricated structure?

Our customers handle the permits and legal permissions themselves. Institutions require an architectural project, electrical project, sanitary installation project, mechanical plan, and soil survey to issue a permit. These are provided by our customers.

How many stories can prefabricated structures be made to?

They can be made up to 2 stories high.

Can you implement the projects we request?

We can implement your desired project by adapting it to our axis dimensions.

Are prefabricated houses only used for summer purposes?

Prefabricated houses have an insulation system that allows for use in all seasons. They can be produced suitable for all climate conditions. Their production takes into account the climatic characteristics of the region where the structures will be installed.


 

Can tiles or ceramics be applied in the bathrooms and toilets of prefabricated structures?

All applications that are done in reinforced concrete buildings can also be done in prefabricated buildings. The adhesives used in ceramic applications for toilets, bathrooms, and kitchens should have silicone (elastic) properties.

Can I hang pictures or similar items on the wall?

You can hang items on the wall panels using screws instead of nails.

Can I paint my prefabricated house myself if I want to?

Just like in reinforced concrete buildings, you can paint your prefabricated building yourself if you wish.

What are the technical specifications of the materials you use?

Do prefabricated houses reduce the net usable area of the structure?

No, they do not reduce it. On the contrary, they provide a net area gain compared to a structure with a reinforced concrete support system.

What is your solution for cold regions?

In cold regions, the solution involves thickening the external walls, determining the wall insulation material according to the thermal coefficient values of the region to be built in, thickening the ceiling insulation, and increasing the insulation of the structure by adding external cladding (such as siding, cladding, etc.).

What is the approximate lifespan of the building?

The lifespan of prefabricated buildings is determined by the materials used. The materials used in our standard specifications have an average lifespan of 50 years against natural conditions. The building's structural system and all metal parts in contact with the external environment are made with galvanized coatings to delay corrosion and rusting.

If the assembly of the prefabricated building is to be done outside the city, what additional requirements are there?

For the assembly of prefabricated buildings in overseas countries, it is required that the customer cover the accommodation and meal expenses and flight tickets of the assembly team. (Our assembly teams consist of 4-5 persons. If the customer has a team, we only  provide a supervisor to guide them.)

What is the delivery time for prefabricated buildings?

An average 100m² single-story building can be ready for shipment within 2-7 days depending on the workload. The total assembly time is completed within 4-6 days depending on weather conditions.

What vehicles can be used for the transportation of prefabricated buildings?

The transportation of prefabricated buildings is carried out with trucks, trailers, ships, trains, or cargo planes. A vehicle with an average bed length of 7m can transport materials for a 90m2 prefabricated building. The average total weight varies between 7-9 tons.

Do intermediate floors flex in two-story buildings?

The static calculations of these buildings are conducted according to standards (TS 648, TS 498, TS 11 372, etc.) and regulations. Therefore, there is an allowable amount of deflection in the intermediate floors. In residential buildings, the cross-section determination is made by calculating an average load of 250kg/m2.

Can the building we purchased be disassembled and reassembled in another location?

Yes, it can be reassembled. There would only be costs for the disassembly team and repainting. Renovations are possible in prefabricated structures if desired.


 

Are there any materials harmful to the environment and human health in prefabricated structures?

Absolutely not, as they are living spaces. All materials used are produced in accordance with TSE (Turkish Standards Institution) conditions.

What is the status of prefabricated structures in terms of earthquake resistance?

Prefabricated structures are produced considering first-degree earthquake conditions. Since the structural elements are connected to each other with screws and bolts, the flexibility of the structure during an earthquake prevents it from collapsing.

Can I choose a paint color? Is there a fixed color?

How is a prefabricated building mounted to the ground?

Pre-manufactured lightweight prefabricated structures are mounted on pre-prepared concrete with steel anchors during assembly. Thus, the building moves together with the concrete.
